Layout Unlocked is my new spatial planning service, helping you nail down your key furniture, lighting and electrical placement so you can relax in the knowledge that you’ve truly optimised your floorplan.
Since starting my business the thing I’ve noticed that has clients tearing their hair out the most is layout.
Layout is the starting point for all successful redecoration and renovation projects. Its the first thing we lock down in my full design service - when you’ve nailed your layout and have a clear vision, decision making becomes easy because everything feeds off the layout.
Often clients think the solution to their layout woes is an extension, but construction is so expensive right now (to say little of the upheaval of a major project) - what if you could utilise the space you already have, but better?
“Could we fit a utility room in the house?
Could I squeeze in an ensuite?
HINT: Often the answer is yes, with some clever planning, you can!
What size sofa do I need to buy?
Can I fit a super king bed in the guest suite?
What is the right size rug for this room?
Imagine having this info at your fingertips so you can walk into a shop and know
exactly what you need to buy.
PICTURE THIS:
The electrician is doing first fix - they’re asking where do you need lights?
Sockets?
Switches?
Cue PANIC.
Decisions like this become easy when you have nailed down a furniture and lighting plan in advance.
Leaving it to chance means you might end up tripping over wires when they could be hidden away, or that you can’t plug your phone in beside you because the socket is 5m away from the sofa.
These sound like first world problems but things like this can hugely affect the way you enjoy and experience your home.

How does it work?

BEFORE
We will have a 20 minute pre-meeting call so that I can fully understand:
Who lives in the property
What you particularly love or hate about your space in its current form.
Any furniture that you would like to work into the plan
Particular constraints or challenges
OUR TIME TOGETHER
A 90 minute meeting in person to discuss your thoughts and take note of existing key furniture to be accommodated. I will also take measurements* (so you can be sure what I come up with will work!).
*Extra time may be needed depending on how many rooms will need to be surveyed, I will advise you how much time to put aside during our phone discussion.
**I can also work from architectural plans if required.
AFTER
I will work into the spatial problems we identified during our meeting and explore possible solutions.
You will receive:
Digital files of a scaled drawings of your floor plan, including key furniture placement (incl. recommended sizes)
An electrical plan
A lighting plan
A list of recommended key furniture
A list of key lighting fixtures required
A 30 min Zoom call for you to ask any questions, talk through final recommendations and make sure you have the clarity you need to move forward with your project.
The Investment
The RRP for Layout Unlocked is £1,500
Terms and Conditions
For homes up to 2500 sq ft/230 sq m. Larger properties may be subject to a bespoke price, please contact me to discuss.
The service does not entail selecting specific furniture pieces or lighting fixtures. No decorative choices are included.
One round of revisions is included with the package. Additional revisions will be charged at an hourly rate of £75.
Definition of Key furniture/fixtures:
Living Room: Sofas, armchairs, rugs, media units, coffee tables
Bedroom: Beds, bedside tables, chests of drawers, rugs, wardrobes
Bathroom: Toilet, basin, shower, bath tub
Kitchen: Fridge/freezer, hob, oven, dining table, dining chairs, bar stools, washing machine, tumble dryer
Utility room: Washing machine, tumble dryer, general storage
Dining Room: Dining table, dining chairs
Office: Desk, chair, general storage
